RealT alternatives: what to look for now
What happened to RealT
RealT was one of the earliest and best-known tokenized rental-property platforms, built largely on Detroit single-family homes. If you are looking for alternatives, it helps to be precise about what actually happened, because the details point at what to look for next:
- In July 2025 the City of Detroit filed what it called the largest nuisance abatement lawsuit in its history against RealToken and 165 affiliated entities, covering 408 properties without certificates of compliance (City of Detroit).
- In February 2026 RealT suspended its weekly rent distributions to token holders.
- In April 2026, under a court-approved agreement, control of roughly 700 Detroit properties passed to a court-appointed special fiduciary, and in July 2026 the company's co-founder announced a voluntary liquidation of the portfolio under that fiduciary's oversight (Outlier Media). It is a supervised sell-off, not a bankruptcy proceeding.
- RealT reportedly raised roughly $140 million from thousands of mostly overseas investors. Token holders' claims sit at the entity level, so recovery depends on what the supervised sale yields after taxes, fines, and repair obligations.
None of this was a failure of the blockchain layer. The tokens tracked exactly the claims they were written to track — on entities whose properties carried unresolved compliance and maintenance liabilities. The structure was the product. That is the test to apply to every alternative, ours included.
Six bars any alternative must clear
Judged on structure rather than marketing, an alternative should clear six bars:
- An enforceable, written legal claim — a notarized or registry-backed document defining what the token entitles you to, that survives the platform.
- Independent, current valuations — reports by licensed valuators, refreshed on a schedule, accessible to token holders.
- Real properties in maintained condition — compliance status is a knowable fact, and RealT is the case study in why it matters.
- Verifiable on-chain transparency — ownership and flows you can check yourself, not quarterly PDFs.
- Honest yield language — variable, activity-driven yields stated as such; guaranteed-sounding APYs are a warning sign.
- A clear regulatory home — which law governs the token, in which jurisdiction, under which venue's rules.

Where Oceanpoint fits, honestly
Oceanpoint is Blocksquare's protocol for tokenized real estate, and it is a candidate on that checklist — so here is the honest comparison rather than a pitch:
- What is similar to RealT: fractional ownership in specific, income-producing properties through ERC-20 tokens (BSPTs), with rental income distributions, low minimums, and on-chain transfers.
- What is structurally different: Blocksquare tokenizes notarized economic rights secured against the land registry (the framework introduced in 2025, piloted in Slovenia in 2023) rather than claims routed purely through platform-affiliated LLCs. Every BSPT is governed by a standardized, legally binding corporate resolution stored on IPFS; issuers must keep an independent valuation report under 12 months old available to token holders; and the token contracts have run on Ethereum mainnet since 2018.
- Network, not a single landlord: properties come from dozens of independent marketplaces on shared infrastructure across many countries — more than $200 million tokenized to date — rather than one operator concentrated in one city. Concentration was a core RealT weakness.
- What we will not promise: fixed yields. Rental income varies, protocol rewards are set by governance, and our numbers are read live from the chain on the statistics page. KYC is required to buy property tokens, and some countries are not supported.
Alternatives worth comparing are not limited to tokenization platforms: depending on what you wanted from RealT, a REIT or regulated crowdfunding may fit better. Apply the same six bars to every option, including this one.
If you hold RealT tokens today
If you hold RealT tokens today, two practical notes, offered without any stake in the outcome:
- Your claim runs through the liquidation process under the court-appointed fiduciary's oversight. Follow primary sources — the City of Detroit and the Detroit newsrooms covering the case — rather than social media summaries.
- Be extremely wary of anyone offering to “recover”, “swap”, or “migrate” RealT tokens for a fee or a deposit. Situations like this attract scams targeting exactly the people who have already lost the most. Oceanpoint has no mechanism to convert RealT tokens, and neither does any other legitimate platform.
