Staking tokenized real estate
Staking BSPTs converts a property's rental income stream into BST rewards. While the tokens are staked, the rental income they would pay goes to the DAO treasury, and you earn BST in proportion to your share of the pool. Your tokens stay yours and are returned when the lock-up ends.
You can stake BSPTs from a property you tokenized yourself, or BSPTs you bought on the Oceanpoint marketplace or a partner marketplace (buying and holding BSPTs requires an account and KYC).
Tokenizing your property
Tokenization starts with an online application at /tokenize. Applying is free and saved as you go. It has four stages:
- Step 1ApplyDescribe the property: type, location, ownership and value.
- Step 2UploadAdd the documents; the confidence score shows what strengthens the application.
- Step 3ReviewThe Oceanpoint listing team verifies the submission section by section.
- Step 4TokenizeSell a 20–30% slice; the 5–6% listing fee is taken in tokens; the property goes live.
- Apply. Tell us about the property: type, location, ownership and value.
- Upload. Add the documents at your own pace, such as an owner ID, a recent proof of ownership, utility bills, a valuation report, financial projections and history, lease contracts and photos. A confidence score shows what strengthens your application.
- Review. The Oceanpoint listing team verifies your submission section by section. If anything is missing, you see what, right in the application.
- Tokenize. Once approved, the team prepares the tokenization. You typically sell a 20–30% slice of the property, the 5–6% listing fee is taken in tokens, and your property goes live on Oceanpoint.
The review typically takes a few weeks to a decision.
What are BSPT tokens?
Blocksquare Property Tokens (BSPTs) are standard ERC-20 tokens representing fractional ownership in one specific property, issued through Blocksquare's tokenization infrastructure. Each property is divided into up to 100,000 tokens, and holding them makes you eligible for rental income distributions from that property.
Each asset has its own BSPT, so the token symbol varies from property to property.
Ethereum transactions
Transactions in Ethereum are cryptographically signed data messages that contain a set of instructions. These instructions can interpret to sending Ether from one Ethereum account to another or interacting with a smart contract deployed on the blockchain.
Initiating a transaction involves paying a fee to the network for it to be processed. This means you will need to hold a small amount of Ether on your wallet to interact with Oceanpoint and deposit/withdraw BSPT.
Step 1: Connect your wallet
Open app.oceanpoint.fi and connect the Ethereum mainnet wallet that holds your BSPTs. You need a small amount of ETH for gas.
Step 2: Approve your property token
Find the asset pool for your property and choose the property token you want to stake. Before your first deposit, you allow the pool's smart contract to move your BSPTs: approve the token and confirm the transaction in your wallet.
What is token allowance?
Because the Ethereum blockchain allows transactions with smart contracts and those smart contracts can be facilitated by 3rd parties – like a DEX or Protocol Relayer – permissions have to be granted to the 3rd party by token owners before those smart contracts can execute.
Setting token allowance does not mean you are giving your tokens to the 3rd party. All it means is you are willingly allowing the smart contract to transfer up-to a specified amount of a token on your behalf.
Step 3: Deposit your property tokens
Once the approval is confirmed, enter the amount of BSPTs to stake, click Deposit and confirm the transaction in your wallet. The contract issues sBSPT, based on the property's valuation, which defines your share of the asset pool.
Asset-pool staking is term-locked. You can withdraw only after the lock-up ends:
- Asset pool - Issuer (property owners staking their own property's tokens): six months.
- Asset pool - Community (other BSPT holders): one month.
See Asset pools for a deeper dive into pool mechanics.
BSPT transfers carry an integrated 1.5% transaction fee. Staking and unstaking are transfers, so plan for it; issuers staking their own property's tokens are exempt.
Step 4: Earn crypto
Rewards accrue in BST for as long as your BSPTs are staked. When the lock-up ends, you can withdraw your tokens and keep the rewards, or keep staking. See Unstaking tokenized real estate.
Asset-pool rewards are funded by BST emissions allocated by governance, and the allocation changes over time. Yields are variable and not guaranteed; current pool yields are on the statistics page.
