Real estate staking
Real estate staking lets property token (BSPT) holders convert a property's rental income stream into BST rewards. Property owners can tokenize a slice of their building through the online application at /tokenize. Applying is free; if the property lists, the listing fee is 5–6%, paid in retained tokens.
Is the 6-month lock-up period mandatory when staking BSPT tokens?
It depends on the pool. Asset-pool staking is term-locked, and you cannot withdraw staked BSPTs until the lock-up ends:
- Asset pool - Issuer (property owners staking their own property's tokens): six months.
- Asset pool - Community (other BSPT holders): one month.
After the lock-up ends, you can withdraw your BSPTs. See Unstaking tokenized real estate.
How much of my property is tokenized?
Typically a 20–30% slice of the property. You keep the rest and keep control of the asset. The Oceanpoint listing team reviews each application before tokenization.
What is the amount of BST tokens I will earn per month when tokenizing a property worth USD 1,000,000?
There is no fixed amount. Asset-pool rewards are funded by BST emissions allocated by governance, and that allocation changes over time. What you earn depends on your share of the pool: the more value is staked in the pool, the smaller each staker's share.
Yields are variable and not guaranteed. Current pool yields are on the statistics page; see Supply, Issuance, & Rewards for how rewards are allocated.
All rewards are paid out in BST and their USD value is subject to market conditions, however 1 BST will always be 1 BST.
Can I keep staking my BSPT tokens after the six months to continue receiving BST tokens?
Yes. When the lock-up ends, you can withdraw your tokens and keep the rewards, or keep staking.
Can I sell my BSPT tokens to Oceanpoint?
Not today. Property tokens trade on the Oceanpoint marketplace, where buying and holding BSPTs requires an account and KYC.
The liquidity engine, built around POINT, is next. POINT is planned and not yet issued. It will be market-priced, it is not a stablecoin, and it is not linked to any property. See POINT and the liquidity engine.
How are trades on the Oceanpoint marketplace charged?
BSPT transfers carry an integrated 1.5% transaction fee. On the Oceanpoint marketplace, 1.0% goes to Oceanpoint (as operator and issuer) and 0.5% to the Blocksquare infrastructure it licenses. None of it is paid to BST or sBST holders.
How are valuations of tokenized properties done?
When you apply to tokenize, you upload a valuation report: an independent estimate of the property value. The Oceanpoint listing team reviews it with the rest of your application.
